As it’s been nearly 8 weeks since I opened my doors for business in Guildford, I thought it was time to give you an update on how I’m finding the market. What’s the Guildford property market doing? Having not traded in the market since December last year and with the Brexit saga rumbling on, I wasn’t sure exactly what market conditions would be like. Well, I’m pleased to report that Guildford’s property market is as resilient as ever, albeit with an air of caution to be seen in people’s buying behaviour.
Having listed my first half a dozen properties and agreed sales on three Guildford homes, I can say that the market seems strong for correctly priced properties that are marketed well. It’s true that you may need to kiss more frogs before getting your sale, but demand is certainly not weak.
London re-locators boosting market
I took on a house in Crossways, Onslow Village a few weeks ago and held a couple of open days. Demand, especially from SW and TW post coded buyers was really encouraging. There was also a healthy supply of good buyers from GU1 and GU2 – mainly due to the popularity of the County secondary school and mainline station access. Three offers were received and a sale was agreed close to the guide price.
I am currently dealing with a lovely Pewley Way house which needs complete refurbishment , but offers a blank canvas with extension possibility. The guide is £925,000. Again demand both locally and from the London area is really positive.
