Realistic Valuation
Get a valuation from an agent that knows the market. Experience, local and industry knowledge are irreplaceable. A realistic valuation at this stage is not necessarily for marketing purposes but something on which to help you base your ongoing decisions. The marketing price comes later when discussing the strategy for getting a buyer.
Secure a mortgage
Once the value has been determined, speak to your current lender about options they may have for you, assuming they are competitive. Avoid mortgage calculators online and invest some time sitting down with an independent mortgage advisor for some free initial advice. A mortgage is a long term product so it needs to be right for you not just today, but also in the future.
Finding your new home
Register your search online and narrow down your search criteria. Look at which agents operate in the area of the market you’re looking in. Once you can see who the key players are, speak to a few and delve deeper into your essentials and hopes. Does your budget match your requirements? Ask to see some of their recent sales (the last 3 months) matching your requirements to give you confidence that the property you are looking for actually exists. It’s unusual to find the perfect home straight away these days, especially in Guildford, so be prepared to kiss many frogs before you find the right one.
