What a difference a year makes!

As I sat down to write this, my phone pinged to remind me that exactly a year ago, my daughter and I were at the London Stadium with almost 60,000 others, without a care in the world, watching our team. The next 12 months turned out to be the most momentous in my career to date. Working through the pandemic – with its constant twists and turns – has been so different and at times challenging; but ultimately (and somewhat surprisingly) 2020 was largely a successful year for me and my business. I continued to find great buyers for my vendors and fabulous homes for my buyers, always with customer safety as my highest priority, and I believe my fresh approach just resonated with people’s need for a more bespoke and ultimately more personal service at this difficult time.

What lies ahead?

Demand from buyers is at an all-time high, with the UK’s largest property portal Rightmove reporting their busiest January on record. Premium prices have been achieved in 2021 with many records being broken in Guildford’s streets. With signs of demand outstripping supply, this may continue in 2021 but for that to be the case, many factors need to be aligned. The Chancellor holds the keys to ensuring another busy year for the property market in Guildford. The March budget will be crucial and I personally hope that further stimulus is announced, such as first time buyers being guaranteed higher percentage loan to values. A 20% deposit is just too high for most first time buyers to get onto the property ladder (without help from family).
